Pleasant Valley is an established area, located in West Novato. It's one of the most desirable parts of Novato due in large part to its popular elementary school, Pleasant Valley, which has some of the highest test scores in Novato. People also like the feel of Pleasant Valley, with its wide streets, abundance of trees and many lovely homes.
Pleasant Valley contains several small neighborhoods that run seamlessly together. Some streets have ranch homes built in the 1950s, other areas have 2-story homes built in the 1970s while still other areas have large, custom-built homes. One subdivision within Pleasant Valley is Wild Horse Valley, to which we've devoted its own page.
Some of the main roads that run through Pleasant Valley are Vineyard Road, Trumbull Avenue, Sutro Avenue and part of Center Road.
As styles of homes differ, so too do prices in Pleasant Valley. A 1,500 square foot Ranch-style home may sell in the $500,000s now, while a larger, luxury home on more than an acre may sell in the low -$1 million range.
